Terms & Conditions

  • All payments must be made in full 24h prior to check-in unless otherwise agreed. Failure to do so will result in cancellation of the reservation.
  • Any cancellations made more than 30 days before arrival are entitled to a full refund of the initial payment (deposit) or full payment, whichever is applicable.
  • Cancellations between 20 and 29 days before arrival will be refunded at a rate of 50% of the initial payment (deposit).
  • Cancellations made within 20 days prior to arrival are not eligible for any refunds and all payments shall remain non-refundable. However, we will do our best to find another guest and in those circumstances a refund is possible minus an administration fee of 90€ .
  • We are not responsible for any changes or cancellations due to acts of war, natural disasters, civil strife, etc., which are deemed as force majuere events.
  • Any alterations or changes made to an existing reservation is permitted if they have been approved in writing (WhatsApp, email).
  • Guests may not set up a tent or use a caravan or motor home on the property.

Other important information

  • Check-in time is from 15:00 and check-out time is no later than 10:00. A late check-out can be arranged by exception.
  • At check-in we are obligated to collect your personal data (ID or Passport) to report to Portuguese authorities.
  • Baby cot is possible upon prior request with additional cost of 20 euro per stay.
  • Beach towels are included free of charge (there is a drying rack available). Beach mats/umbrellas can be requested for loan.
  • If you have allergies to certain fabrics, we advise you to bring your own bed linen. Please advise in advance, also regarding washing powders/liquids.

Rules of Behavior and Accidents and/or Property Damage

  • Outside visitors are permitted only with prior approval from the Owner. No extra overnight guests are permitted.
  • A damage assessment will be made prior to checkout, please act responsibly.
  • Personal belongings or objects stolen/missing during the stay are the risk of the Guest. All items belonging to the property are the responsibility of the Guest.
